設(shè)備租賃協(xié)議英文【篇一:租賃協(xié)議(中英文版)】租賃協(xié)議leasecontract出租方:(以下簡稱甲方):lessor(hereinafterreferredtoaspartya):承租方:(以下簡稱乙方):tenant(hereinafterreferredtoaspartyb):甲、乙雙方經(jīng)過友好協(xié)商一致簽訂本協(xié)議,以資共同遵守。partyaandpartyb,havinghadfriendlydiscussion,herebyagreetoenterintothefollowingcontracttobeabidedbybothparties.一、物業(yè)地址:甲方將其全部位于上海市房屋及隸屬設(shè)施在良好狀態(tài)下出租給乙方使用。addressofbuilding:partyashallleasethehouseofitsownanditsaccessoryfacilitieswhichisingoodconditionandlocatedatdistrict,shanghaitopartybfor.二、房屋面積:出租房屋建筑面積為平方米。floorageofhouse:theconstructionfloorageofthehousetoletis三、租賃期限:租賃期自月日起至月日止為期年甲方應(yīng)于年月日以前將房屋騰空交給乙方使用。leaseterms:theleasetermshallbe(month)四、定金1、乙方應(yīng)付定金為元整,乙方于年月日以前支付給甲方定金累計元整。2、在本協(xié)議簽定以后至租期開始之前如甲方違約,則上述定金由甲方雙倍返還乙方,如乙方違約則定金由甲方?jīng)]收。定金賠償不影響違約金索賠。3、租期開始以后,上述定金全額自動轉(zhuǎn)化為:earnestmoney:1、(year).2、afterthecontractissignedandbeforetheleasetermbegins,incasepartyabreachesthecontract,itshouldpaydoubleamountoftheearnestmoneybacktopartyb.incasepartybbreaches,partyawillconfiscatetheearnestmoney.thecompensationoftheearnestmoneywillnotaffectclaimsagainstbeachofthecontract.3、automatically.五、租金1、數(shù)額:雙方議定租金為每個月元整,乙方以方。匯率按支付當(dāng)日中國人民銀行公布之外匯官方牌價中間價計。2、租金調(diào)整約定:3、支付方法:租金按個月為壹期支付,第一期租金于以后每期租金于日前繳納,先付后?。ㄈ粢曳揭詣潕ば问街Ц蹲饨?則匯出日為支付日,匯費由匯出方負(fù)擔(dān)),甲方收到租金后應(yīng)給予書面簽收。4、如乙方逾期支付租金,則須支付天天相當(dāng)于月租金百分之一滯納金;若逾期且在經(jīng)甲方正式通知后仍未付租金總計超出拾個工作日,則視為乙方自動退租,組成違約,甲方有權(quán)收回房屋,并追究乙方違約責(zé)任。rental:1、amount:therentalagreeduponbybothpartiesshallbebytransferringtheamountofsuchrenttoabankaccountdesignatedbypartyainaccordingtotheofficialstandardrateatpaymentday.2、3、paymentofrental:thepaymentofrentalshallbemadethefirstpaymentshallbemadebeforebemadeeverypaymentmonth.partybshallpaytherentalbeforeitmovesintothehouse.(ifpartybpaystherentalintheformofremittance,thedateofremittingshallbedayofrentalpayment.theremittancefeeshallbebornebytheremitter.)partyashouldsignawrittenreceiptaftereachpaymentofrentalisreceived.4、ifpartybdelayssuchrentalpayment,theinterestwouldbeimposedonoverdueaccountatadailyrateof1%ofmonthrental.afterformalinformingbypartya,ifpartybstilldelaysintheexcessoftenworkingdays,itshalldeemedasautomaticallyquittingtenancy,whichshallconstituteofcontract.六、確保金1、為確保房屋及其隸屬設(shè)施之安全與完好及租賃內(nèi)相關(guān)費用之準(zhǔn)期結(jié)算,乙方同意于年月日之前支付給甲方元整。作為乙方確保協(xié)議之確保金。甲方在收到確保金后應(yīng)給予書面簽收。2、除協(xié)議另有約定之外,甲方應(yīng)于租賃關(guān)系消除且乙方遷空、點清、并付清全部應(yīng)付費用后,當(dāng)日將確保金全額無息退還乙方。3、因乙方違反本協(xié)議要求,而產(chǎn)生違約金、損害賠償以及應(yīng)付租金及相關(guān)費用,甲方可在確保金扣抵,不足部分乙方必需在接到甲方付款通知后十天內(nèi)補足。depositofsecurity:1、toensurethatthehouseanditsaccessoryfacilitiesaresafeandingoodconditionandthataccountsofrelevantfeesaresettledonscheduleduringthetermoflease,partybagreestopaytopartyasecurityforfulfillingtocontract.afterreceivingthedeposit,partyashouldsignawrittenreceipt.2、unlessotherwiseagreedupon,partyashouldreturntopartybthefullamountofdepositofsecurityinterestfreeonthedayleaseisdissolvedandpartybhasvacatedthehouse,lefteverythinginthehouseintactandpaidupallexpensesdue.4、anypenaltyforbreachofcontract,compensationfordamageandrentalandotherrelevantfeespayablearisingfrompartyb’sviolationoftheprovisionsofthecontractmaybemadeupforbypartybwithintendaysofthereceiptofthenoticeofpaymentissuedbypartya.七、其她費用1、乙方應(yīng)負(fù)擔(dān)租賃期內(nèi)水費、電費、煤氣費、通訊費和其她由乙方實際使用而產(chǎn)生費用,并按單準(zhǔn)期繳納。2、地租、房產(chǎn)稅、租賃所得稅、房屋維修費、物業(yè)管理費等原由甲方支付費用,仍由甲方負(fù)擔(dān)。otherfee:1、partybshouldbearthewater,electricity,gasandcommunicationfeesandallotherfeesincurredbypartybinactualuseandpaythebillsonscheduleduringthetermoflease.2、thelandrent,housetax,incometaxandhousemaintenancefee,managementfeesthatwereoriginallypayablebypartyashallcontinuetobepaidbypartya.八、甲方義務(wù):1、甲方須按時將房屋及隸屬設(shè)施交付乙方使用。2、房屋設(shè)施如因質(zhì)量原因,自然損耗或災(zāi)難而受到損壞時,甲方有修繕責(zé)任并負(fù)擔(dān)相關(guān)費用。3、甲方應(yīng)確保所出租房屋享受出租權(quán)利,如在租賃期內(nèi),該房屋發(fā)生全部權(quán)全部或部分轉(zhuǎn)移、設(shè)定她項物權(quán)或其她影響乙方權(quán)益事情時,甲方應(yīng)確保全部權(quán)人,她項權(quán)利人或其她影響乙方權(quán)益第三者能繼續(xù)遵守本協(xié)議全部條款,反之如乙方權(quán)益所以而遭受損害,甲方應(yīng)負(fù)賠償責(zé)任。obligationsofpartya:1、partyashallturnoverthehouseandaccessoryfacilities(seetheappendixfordetail)onscheduletopartybforuse.2、partyashallberesponsibleforrepairinganydamageofthehouseduetopoorquality,naturaltearandwearorcalamitiesandbeartheexpensesthereof.3、partyashouldensurethatthehouseletoutisentitled,tothelease.ifallorpartoftheownershipofthehouseistransferred,otherrightsitemaresettled,oranyotherhappeningaffectstherightsandinterestsofpartybduringtheleasehold,partyashouldguaranteethattheowner,persontotherightsitemoranyotherthirdpartythataffectstherightsandinterestofpartybcontinuetoabidebyallthearticlesofthecontract.otherwise,partyashallbeliableforcompensatingtolosstotherightsandinterestssufferedbypartybtherefrom.九、乙方義務(wù):1、乙方應(yīng)按協(xié)議要求,按時支付租金、確保金及其她各項應(yīng)付費用。2、乙方經(jīng)甲方同意,可在承租用房內(nèi)進(jìn)行裝修及添置設(shè)備。租賃期滿后,乙方可將添置可拆動動產(chǎn)部分自行拆運,并確保不影響房屋完好及正常使用。3、未經(jīng)甲方同意,乙方不得將承租房屋轉(zhuǎn)租或分租,并珍惜使用租賃房屋。如因乙方過失或過失致使房屋及設(shè)施受到損壞,乙方應(yīng)負(fù)賠償責(zé)任。4、乙方應(yīng)按本協(xié)議約定正當(dāng)使用租賃房屋,不得私自改變使用性質(zhì),不應(yīng)存放危險物品,如所以發(fā)生損害,乙方應(yīng)負(fù)擔(dān)全部責(zé)任。obligationsofpartyb:1、partybshouldpaytherental,depositofsecurityandotherfeespayableonscheduleaccordingtotheprovisionsofthecontract.2、partybmay,uponapprovalbypartya,fituptherentedhouseandaddequipmentthereinduringtheleasehold.uponexpirationoftheleasedhold,partybmayremovetheaddedpartofpropertythatisremovable,butitmustensurethatthehouseisingoodconditionfornormaluse.3、partybmustnottransfertheleaseofthehouseithasrentedorsubletitwithouttheapprovalbypartya.partybshouldtakegoodcareofthehouserented.partybshallbeliableforcompensatingforanydamagecausedtothehouseandfacilitiesduetopartyb’sfaultormisuse.4、partybshouldusetherentedhouselawfullyaccordingtotheprovisionsofthecontract.itmusttonotchangethenatureoftheuseofthehousewithoutauthorization.nohazardousmaterialsandgoodsshallbeallowedtobekeptinthehouse.ifanydamageisattributabletosuchuse,partybshallfullyliable.十、協(xié)議終止及解除要求:1、乙方在租賃期滿后,乙方有優(yōu)先承租權(quán),如需續(xù)租,應(yīng)提前兩個月通知對方,由雙方另行協(xié)商續(xù)租事宜。2、租賃期滿后,乙方應(yīng)在天內(nèi)將承租房屋交還甲方,如有留置任何物品,在未取得甲方諒解之下,均視為放棄,任憑甲方處理,乙方?jīng)Q無異議。3、本協(xié)議一經(jīng)雙方簽字后立刻生效,未經(jīng)雙方同意,不得任意終止,如有未盡事宜,甲、乙雙方可另行協(xié)商。terminationanddissolutionofthecontract:1、ifpartybintendstorenewtheleasedholduponitsexpiration,itshouldnotifypartyaofsuchintentiontwomonthinadvance.then,thetwopartiesshalldiscussmatterovertherenewalofleasehold.2、upontheexpirationoftheleasehold,partybshouldturntherentedhousebacktopartyadays.anybelongingsleftbehindinthehouseshall,withoutobtainingpreviousunderstandingofpartya,bedeemedasthingsgivenupbypartybandshallbedisposedofbypartyaatitsdiscretion,towhichpartybshallraisenoobjection.3、thiscontractshallgointoeffectthemomentitissignedbybothparties.itmustnotbeterminatedatwillwithouttheapprovalofbothparties.anythingnotcoveredinthecontractshallbediscussedseparatelybypartyaandpartyb.十一、違約處理:1、甲乙任何一方如未按協(xié)議條款推行,造成中途終止協(xié)議,而且過失方在未取得對方諒解情況下,則視為違約,雙方同意違約金為元整。若違約金不足填補無過失方之損失,則違約方還需就不足部分支付賠償金。3、凡在實施本協(xié)議或與本協(xié)議相關(guān)事情時雙方發(fā)生爭議,應(yīng)首先友好協(xié)商,協(xié)商不成,可向有管轄權(quán)人民法院提起訴訟。handingofbreachofcontact:1、iffailureofeitherpartyaorpartybtofulfilthearticlesofthecontractbeforeitsexpiration,thepartyatfaultshallbedeemedasviolatingthecontractwithoutobtainingtheunderstandingoftheotherparty.thetwopartiesagreethatthepenaltyforbreachofcontractshallbe.incasesuchpenaltyisnotsufticienttomakeupforthelosssufferedbythefaultlessparty.thepartythathasviolatedthecontractshallpayadditionalcompensation.3、anydisputearisingfromexecutionofthecontractorinconnectionwiththecontractshouldbesettlethroughfriendlydiscussionbetweenthetwoparties.ifnosettlementcanbereachedthroughdiscussion,bothpartiesshallhavetherighttosuewiththepeople’scourt,whichhasjurisdictionoverthematter.十二、其她:1、本協(xié)議附件是本協(xié)議有效組成部分,含有相同法律效力。2、本協(xié)議一式份。others:1、anyappendixistheintegralpartofthiscontract,whichshallhaveequallylegalbindings.2、thiscontractismadein3、甲、乙雙方如有特殊事項,可在本款另行約定。ifpartyaorpartybhasanyspecificmatters,itmaybeagreeduponbybothpartiesinthisseparateclause.3、本物業(yè)隸屬設(shè)施詳見《協(xié)議附件(家俱清單)》the《appendixtocontract(furniturelist)》isthedetailoftheaccessoryfacilitiesofthishouse.甲方(partya):乙方(partyb):代理人(agent):代理人(agent):證件號碼(idno.):證件號碼(idno.):聯(lián)絡(luò)地址(address):聯(lián)絡(luò)地址(address):電話(tel):電話(tel):時間(date):時間(date):【篇二:中英文租賃協(xié)議】房屋租賃協(xié)議tenancyagreement一、出租人(以下簡稱甲方)landlord(hereinafterreferredtoaspartya)二、承租人(以下簡稱乙方)tenant(hereinafterreferredtoaspartyb)三、租賃范圍及用途tenancy:甲方同意將其全部位于北京市朝陽區(qū)光華路2號陽光100座室房屋及其設(shè)施(包含家俱和電器)在良好及可租賃狀態(tài)下租給乙方為居住使用,出租房面積總計約110平方米。partyaherebyagreestoleaseitspropertylocatedatandtherelatedfacilities(includingfurnitureandappliances)ingoodtenantableconditiontopartybforsizeoftheleasedpropertyisapproximatelyspm.四、租賃期:termoftenancy:4.1租賃期為年,自年月日起至月14日止。續(xù)租或退租,應(yīng)提前壹個月通知甲方。uponexpirationofthetenancy,partyahastherighttotakebacktheentireleasedproperty,andpartybshalldelivertheleasedpropertytopartyaontime.alternatively,partybhavetheoptontorenewthisagreementorquitthisagreementupongivingonemonthpriornoticetopartyabeforetheexpirationofthisagreement.五、租金及付款方法rentandthewayofpayment5.1雙方談定租金為每個月元。therent,agreedbybothparties,ispermonth.5.2應(yīng)在每個月日之前。partybshallpaymonth’srentinadvance,onorbeforethofeachcalendarmonth.a:匯至甲方指定銀行賬號,支付租金日期以乙方匯出日期為準(zhǔn)。b:以現(xiàn)金方法支付paymentincashc:以支票方法支付paymentincheck5.3因為乙方原因未能按期支付租金,乙方須按日加付其月租金0.5﹪滯納金。iftherentremainbeingunpaidontime,partybshallbeliabletopayalatepenaltyfeeequalto0.5﹪ofthemonthrentperday.六、確保金(押金):securitydesposit:6.1為確保出租房屋及其設(shè)施之安全并完好及租賃期內(nèi)相關(guān)費用之準(zhǔn)期結(jié)算,乙方同意于簽署協(xié)議當(dāng)日支付給甲方租賃押金5300元作為乙方確保協(xié)議推行之確保金。toensurethewelfareandgoodconditionoftheleasedpropertyandtherelatedfacilitiesaswellasthepromptpaymentandsettlementofallrelatedchargesdurningthetermoftenancy,partybagreestopaytopartyawithinonedayaftertheagreementsignedasecuritydespositintheamountofassecurityforpartyb’sobligationshereunder.6.2除協(xié)議另有約定外,乙方應(yīng)于租賃期滿之日與甲方點清室內(nèi)設(shè)施,并付清全部應(yīng)付費用后,甲方當(dāng)日將確保金全額無息退還乙方。unlessothe willleasetopartybthepremisesandattachedfacilitiesownedbyitselfwhichislocatedat_____________________________________________________________andtheymustbeingood二、房屋面積/sizeofthepremises出租房屋登記面積為平方米(建筑面積)。theregisteredsizeoftheleasedpremisesis__________squaremeters(grosssize).三、租賃期限/termoflease租賃期限自年月日起至年月日止,為期年,甲方應(yīng)于年月日將房屋騰空并交付乙方使用。(year).四、租金/rental1.數(shù)額:雙方約定租金為每個月元整。乙方以匯款形式支付給甲方。rmbpermonth.partybwillpaytherentaltopartyaintheformofremittance.2.租金按月為壹期支付;第一期租金于_______年_____月_____日以前付清;以后每期租金于每個月______日以前繳納(以匯出日為支付日,匯費由匯出方負(fù)擔(dān)),先付后住,甲方收到租金后予書面簽收。。paymentofrentalwillbeoneinstallmentmonth(s).thefirstinstallmentwillbepaidbefore_______(month)______(day)__________(year).eachsuccessiveinstallmentwillbepaid(day)eachmonth.partybwillpaytherentalbeforeusingthepremisesandattachedfacilities,partyawillissueawrittenreceiptafterreceivingthepayment3、如乙方逾期支付租金超出十個工作日,則天天以月租金0.5%支付滯納金;如乙方逾期支付租金超出十五天,則視為乙方自動退租,組成違約,甲方有權(quán)收回房屋,并追究乙方違約責(zé)任。incasethebackpaymentismorethan10workdays,partybwillpay0.5percentofmonthlyrentalasoverduefineeveryday,iftherentalbepaid15daysoverdue,partyawilldeemthatpartybhasquittedtheleaseandbreachthecontract.inthissituation,partyahastherighttotakebackthepremisesandtakeactionsagainstpartyb’sbreach.五、押金/deposit1.為確保房屋及其隸屬設(shè)施之安全與完好,及租賃期內(nèi)相關(guān)費用之準(zhǔn)期結(jié)算,乙方同意于月元整,甲方在收到押金后給予書面簽收。guarantyingthesafetyandgoodconditionsofthepremisesandattachedfacilitiesandaccountofreceiptafterreceivingthedeposit.2.除協(xié)議另有約定外,甲方應(yīng)于租賃關(guān)系解除且乙方遷空、點清并付清全部應(yīng)付費用后當(dāng)日將押金全額無息退還乙方。unlessotherwiseprovidedforbythiscontract,partyawillreturnfullamountofthedepositwithoutinterestonthedaywhenthiscontractexpiresandpartybclearsthepremisesandhaspaidallduerentalandotherexpenses.3.因乙方違反本協(xié)議要求而產(chǎn)生違約金、損壞賠償金和其它相關(guān)費用,甲方可在押金中抵扣,不足部分乙方必需在接到甲方付款通知后十日內(nèi)補足。incasepartybbreachesthiscontract,partyahasrighttodeductthedefaultfine,compensationfordamageoranyotherexpensesfromthedeposit.incasethedepositisnotsufficienttocoversuchitems,partybshouldpaytheinsufficiencywithintendaysafterreceivingthewrittennoticeofpaymentfrompartya.4.因甲方原因造成乙方無法在租賃期內(nèi)正常租用該物業(yè),甲方應(yīng)立刻全額無息退還押金予乙方,且乙方有權(quán)追究甲方違約責(zé)任。ifpartybcan’tnormallyusetheapartmentbecauseofpartya,partyashouldreturnthedeposittopartybatonce.and,partybhastherighttoaskforthecompensationfrompartya.六、甲方義務(wù)/obligationsofpartya1.甲方須按時將房屋及隸屬設(shè)施(詳見附件)交付乙方使用。partyawillprovidethepremisesandattachedfacilities(seetheappendixoffurniturelistfordetail)onscheduletopartybforusing.2.房屋設(shè)施如因質(zhì)量原因、自然損耗、不可抗力或意外事件而受到損壞,甲方有修繕并負(fù)擔(dān)相關(guān)費用責(zé)任。如甲方未在兩周內(nèi)修復(fù)該損壞物,以致乙方無法正常使用房屋設(shè)施,乙方有權(quán)終止該合約,并要求退還押金。incasethepremiseandattachedfacilitiesaredamagedbyqualityproblems,naturaldamagesoraccidents,partyawillberesponsibletorepairandpaytherelevantexpenses.ifpartyacan’trepairthedamagedfacilitiesintwoweekssothatpartybcan’tusethefacilitiesnormally,partybhastherighttoterminatethecontractandpartyamustreturnthedeposit.3.甲方應(yīng)確保出租房屋享受出租權(quán)利,如租賃期內(nèi)該房屋發(fā)生全部權(quán)全部或部分轉(zhuǎn)移、設(shè)定她項物權(quán)或其她影響乙方權(quán)益事件,甲方應(yīng)確保全部權(quán)人、她項權(quán)利人或其她影響乙方權(quán)益第三者能繼續(xù)遵守本協(xié)議全部條款,反之如乙方權(quán)益所以遭受損害,甲方應(yīng)負(fù)賠償責(zé)任。partyawillguaranteetheleaserightofthepremises.incaseofoccurrenceofownershiptransferinwholeorinpartandotheraccidentsaffectingtherightofleasebypartyb,.partyashallguaranteethatthenewowner,andotherassociated,thirdpartiesshallbeboundbythetermsofthiscontract.otherwise,partyawillberesponsibletocompensatepartyb’slosses.七、乙方義務(wù)/obligationsofpartyb1.乙方應(yīng)按協(xié)議要求按時支付租金及押金。partybwillpaytherentalandthedepositontime.2.乙方經(jīng)甲方同意,可在房屋內(nèi)添置設(shè)備。租賃期滿后,乙方將添置設(shè)備搬走,并確保不影響房屋完好及正常使用。partybmayaddnewfacilitieswithpartya’sapproval.whenthiscontractexpires,partybmaytakeawaytheaddedfacilitieswithoutchangingthegoodconditionsofthepremisesfornormaluse.3.未經(jīng)甲方同意,乙方不得將承租房屋轉(zhuǎn)租或分租,并珍惜使用該房屋如因乙方過失或過失致使房屋及設(shè)施受損,乙方應(yīng)負(fù)擔(dān)賠償責(zé)任。partybwillnottransfertheleaseofthepremisesorsubletitwithoutpartya’sapprovalandshouldtakegoodcareofthepremises.otherwise,partybwillberesponsibletocompensateanydamagesofthepremisesandattachedfacilitiescausedbyitsfaultandnegligence.4.乙方應(yīng)按本協(xié)議要求正當(dāng)使用該房屋,不得私自改變使用性質(zhì)。乙方不得在該房屋內(nèi)存放危險物品。不然,如該房屋及隸屬設(shè)施所以受損,乙方應(yīng)負(fù)擔(dān)全部責(zé)任。partybwillusethepremiseslawfullyaccordingtothiscontractwithoutchangingthenatureofthepremisesandstoringhazardousmaterialsinit.otherwise,partybwillberesponsibleforthedamagescausedbyit.5.乙方應(yīng)負(fù)擔(dān)租賃期內(nèi)水、電、煤氣、電話費、收視費、一切因?qū)嶋H使用而產(chǎn)生費用,并按單準(zhǔn)期繳納。partybwillbearthecostofutilitiessuchastelephonecommunications,water,electricityandgasontimeduringtheleaseterm.八、協(xié)議終止及解除要求/terminationanddisso
